Define how much space is needed

A large family may need bedrooms, study areas and separate shared spaces. A professional working from home may value an office with an independent entrance. Before comparing properties, buyers should identify which rooms are essential and which could be adapted later.

Built area alone cannot answer those questions. Two houses with a similar floor area can feel very different depending on bedroom sizes, corridors, daylight and how the floors connect.

Review levels and accessibility

In a multilevel house, stairs are part of everyday life. Buyers should consider who will use each floor, whether children or older adults will live there and whether essential activities can be concentrated on the most convenient levels.

A viewing should cover the entire property, not only its most attractive rooms. Landings, handrails, slopes, lighting and realistic adaptation options also deserve attention.

Request technical and documentary review

A used property should be checked for roof condition, moisture, electrical and water systems, ventilation and visible structural concerns. This initial observation does not replace an inspection by an independent architect or engineer.

The physical property should also be compared with the deed, title certificate, cadastral information and available plans or permits. Any difference should be understood before funds are committed.

Understand independent spaces
